Downtown After Sundown 2019

The South Orange & Maplewood area (SoMa) is just one of the many cultural hotspots of Northern New Jersey. Beginning this Memorial Day Weekend, Downtown After Sundown will be hosting live music every weekend until Labor Day in downtown South Orange!

 

Jazz on Sloan will be hosting events on Fridays at The Gazebo (17 Sloan Street) and Saturdays in Spiotta will be hosting events on Saturdays in Spiotta Park (20-32 Village Plaza). All types of musical guests are scheduled to play from 7pm – 10pm every weekend throughout the summer. Verona Memorial Day Parade 2019

Memorial Day falls on Monday May 27th and the Township of Verona will be hosting its own Memorial Day Parade from 10am to 1pm. The parade route will begin at Everett Field on Bloomfield Ave and conclude at the Civic Square. A brief ceremony will be held immediately following the parade on the steps of Town Hall honoring the men and women who gave their lives while serving in our country’s military. The Paper Mill Playhouse presents Beauty & the Beast

The 1991 smash hit and cult classic, Beauty and the Beast is still known as one of Disney’s greatest cinema achievements. The movie was remade in 2017 starring Emma Watson, which revitalized the love for the story and has open the gates for others to continue telling this timeless story of love. The Paper Mill Playhouse of Millburn New Jersey will be performing Beauty and the Beast this summer from May 29th through July 3rd. The 8th Annual Montclair Film Festival

Montclair has long been heralded as one of the top cultural hot-spots in all of New Jersey. The arts have always flourished in this area due to its wide variety of venues from the famous Wellmont Theater to the smattering of local stages and theaters across town. Montclair Film Festival will be celebrating its 8th consecutive year hosting what has become one of the most monumental film festivals in the region. The festival will be showing over 100 films, short films and compilations including the highly anticipated release of Tolkien, starring Nicholas Hoult. There will also be live conversations with Hollywood superstar, Ben Stiller and acclaimed actress Mindy Kaling, hosted by none other than Montclair’s own Stephen Colbert. South Orange River Day 2019

This Sunday May 5th, South Orange’s Environmental Commission & Green Team will be hosting their annual River Day. This community gathering, co-sponsored by Hearth Realty Group, encourages participants to help clean up South Orange’s section of the Rahway River and celebrates environmental education and awareness. The event comes complete with food, fun, music and art to accompany the efforts of volunteers!

The event takes place from 11am – 3pm on May 5th 2019 at the Skate House on the duck pond off of Mead St. (N. Ridgewood Road and Meadowbrook Lane) in South Orange.

In addition to the usual food, fun, and music there will also be:

  •         Lenape Nation traditional welcome
  •         Basic Birding, an educational walk and bird species identification with Bill Haskins.

  •         Composting demonstration by Java Compost
  •         Bicycle decoration station led by professional artist Denise Hayden

Can I Take That Wall Down?

With open concept being as popular as it is, one of the most common questions we get when showing houses is “Can I take that wall down?” As Realtors, our advice is to consult with a contractor or architect. At Hearth Realty Group we are fortunate enough to have an architect who is also Realtor on staff, Maplewood resident Camilla Flannery owner of Studio Vert Architecture. Camilla has helped hundreds of local residents with renovation projects big and small. So we asked Cami to share how she answers the question:

“Many of the houses in SOMA were built in the 1920’s with formal, compartmentalized spaces. I have a great appreciation for the quality of the framing in these older houses, but the small rooms and divided spaces on the first floor most often no longer work for current family lifestyles. Many of my clients come to me wanting to create an open floorplan but are concerned about structural constraints.

My answer to them is: there are no constraints if the load is properly supported. I’ve opened up entire first floors with nothing but the center fireplace remaining and designed basements removing all the columns. So rest assured, with the proper structure, you can achieve most anything in the design of your remodel. It’s very important to never attempt to remove a wall without the guidance of a licensed contractor, engineer or architect.”

Top 5 Things That Every Homeowner Should Do to Prepare Their Home For Sale

Most of us are living in our largest asset so when it becomes time to sell we want the greatest return. While selling a home is a business transaction, it can also be very emotional as it can represent change and leaving a space where memories were created. When it’s time to move on and put your house up for sale the two most important factors are proper pricing and proper presentation. Consider the following 5 things when getting ready.

1) Declutter and depersonalize: People need to be able to see themselves living in a space. Too many personal belongings can get in the way of that. Too much stuff in general can take the focus off of the features of a room and cause people to miss details like high ceilings or beautiful moldings. You want the attention on the house and you want it to feel like their next home. When your home goes on the market think about a model home. Remember that the more people who want to buy your home can translate into the most money for you.

2) The place should be immaculate: Potential buyers will look in your closets, your refrigerator, your oven and all around your home. Consider a deep cleaning, including having your windows washed, right before your home goes on the market.

3) Don’t forget the curb appeal: Often Sellers focus on the inside and forget about the outside. If your outside isn’t appealing, the buyer may never step inside. Remember that you only get one chance to make a first impression so clean up your lawn, consider seasonal flowers, mulch the beds and if you house needs painting, do it if you can swing it or plan to price accordingly.

4) Buyers hate a wet basement: In fact, many buyers today want a finished basement or to at least know that they could finish it in the future. Even if the space cannot be finished, they want to know that it is dry.  If your basement takes water at all, consult and expert, find the source and consider remedying it.

5) Check your systems: How old is your furnace, hot water and roof? If you have a fire place or Central AC have you had it maintained? Is your roof in good repair? These are things that will be looked at during a home inspection so you want to be prepared.
