As a result of the Coronavirus outbreak, Hearth Realty Group has made several changes to the way we conduct business to protect our clients and our agents. Although Governor Murphy has recently permitted real estate sales activity to continue with restrictions, we are working with our buyers and sellers on individual plans addressing specific concerns and safety requests. Despite being in the middle of a serious health crisis, people still have housing needs. For example, we are assisting clients moving for work, sellers who are under contract and need to find alternate housing and clients whose current leases are expiring. Below is a summary of the steps we are taking to protect our clients and agents. 

Hearth Realty Group Precautions during the Coronavirus Pandemic

No Public and Broker Open Houses (defined as a public gathering by Gov. Murphy)

Listing agent will hold virtual public open houses for agents and prospective buyers

All buyers/buyers agents will show proof of mortgage pre-approval in advance of showings

Showings on occupied homes will limited to certain days of the week

Only buyers and immediate family members will be permitted in the house with the agent

Sellers will have the option to ask the agent to wait outside during the showing

Sellers will leave all lights on and doors open

Buyers will utilize seller provided safety equipment like shoe covers, gloves and masks

Buyers will use gloves or disposable paper products to open any doors that can not be left open

Buyers will sanitize their hands before entering the property

Buyers will not be permitted to use any bathrooms

Buyers will not be permitted to touch anything in the house or open cabinet doors

All clients will sign a Covid-19 Waiver provided by Hearth Realty Group

All clients will be asked if they have been exposed to anyone with a positive diagnosis or are experiencing symptoms or have traveled within the last 14 days

Agents have been advised to take detailed pictures of secondary rooms like utility rooms, attics and crawl spaces provided to buyers on request

Agents have been advised to conduct video walkthroughs and virtual tours

Agents have been advised to create floor plans for every listing

Home inspections will be conducted by the home inspector only 

Appraisals will be conducted as a drive-by or in person by the appraiser only 

CO/Fire inspections will be handled by affidavit or per town regulations

All of our listing and buyer paperwork will be completed online 

Closings will be limited to buyers and closing agent/attorney only until they can be handled remotely

Although we cannot guarantee the safety of everyone involved in the transaction we feel that the above measures are necessary precautions. 

Looking towards the future: The first few weeks of the Coronavirus outbreak has reminded us how invasive the process of selling your home can be – especially if you are living in your home during the sale. Before the outbreak, it was common to have a few dozen showings per week and 30 or more groups of buyers through an open house. No matter how long the Coronavirus outbreak continues, we are planning permanent changes to the way we will conduct business in the future. We feel that permanently incorporating some of these changes will contribute to a more pleasant transaction and most importantly keep our clients and agents safe.
